Established in 1987, Sedri is an independent company whose resources are organised into a synergy of skills. With over 1 million m² developed or redeveloped on behalf of investors and end-users over the last 30 years, Sedri structures its business around five complementary areas of activity.

Relaying on in-house teams specialised in project structuring and engineering, Sedri can see through and ensure the smooth running of operations of various different types and sizes (offices, hotels, residential, residential care facilities), whether they involve refurbishment, restructuring or new-builds.

MANAGEMENT ASSISTANCE

Sedri puts its project management and in-house engineering expertise at the service of its partners, both investors and end-users, while seeing their real estate projects through to completion (new construction, refurbishment or restructuring), whether the project in question involves office buildings, hotels, residential or residential care facilities.

PROJECT MANAGEMENT

Sedri works with and alongside project managers/developers investors/end users to provide them with the means of meeting the administrative, financial and technical objectives they have set themselves.

Our missions:

  • Project design: defining and finalising the project, proposing different technical solutions, establishing the operation’s budget and schedule.
  • The putting together, submission and follow-up of applications for administrative authorisations: planning permission/building permits, authorisation for works, specific approvals required for high-rise buildings (“IGH”) and public buildings (“ERP”), classified facilities.
  • Tender process: drawing up the general specifications and technical specifications, producing visual elements, organising the tender process, analysing the tenders and recommendations.
  • Execution of the construction works: managing construction, quality and quantity control, monitoring  budgets and schedules.
  • Completion: acceptance of the works, resolution of punch-list items, general contractors’ statements of accounts.

TECHNICAL ENGINEERING

Sedri has an in-house HVAC and electrical engineering consultancy service able to carry out studies and supervise the construction works involved in complex projects: refurbishment of office buildings, new-builds, computer/server rooms, data centres, trading floors, auditoriums, fire safety systems, etc.

PROPERTY AND TECHNICALS AUDITS AND VALUATIONS

Sedri works alongside investors, asset managers, investment managers and their technical departments and provides them with the means to take decisions relating to acquisitions or property arbitrage, and to schedule maintenance, refurbishment and restructuring work to their properties. The missions for which Sedri is responsible involve an extremely diverse range of properties, and include all technical, administrative and financial aspects of the projects.

  • Positioning the operation, performing studies relating to the administrative, regulatory and environmental constraints of an operation.
  • Technical analysis of buildings and their systems.
  • Definition of requirements in terms of levels of materials/equipment, functionality and comfort.
  • Optimising floor area and assessing divisibility, flexibility, maximum occupancy levels.
  • Elaboration of a multi-year schedule of works.
